Any Angel Investors interested in an established spa and billiard retailer in west Michigan w/ great potential

The business has been open 18 months and why it has such great potential is that the building is on a lease to buy option from another angel with a current upside of over $150,000+ He even applies 9% of lease payments to the agreed upon sale price! A great line of spas with a huge territory, so growth there. Business runs with a staff of one right now as the service and delivery work is subbed out. Interent sales of parts, accessories taking off, billiard and some pool sales finish the package. I am looking for a partner or someone to sell it to and brokers are expensive and can take a year to produce results. Business is located DIRECTLY in front of the area’s biggest competitor so the traffic flow is good and we don’t need to advertize much as they do a ton. Needs a dedicated a strong salesperson and some cash to change signage and spruce up exisiting parking lot.
